The Kansas City Regional Association of Realtors® and Heartland MLS publish a monthly report of the local Real Estate Market. Here are highlights from the March, 2013 report.

The March average price for resale homes was $151,140 or 5.4% higher than March last year ($143,354). New home construction prices in March averaged $336,181 or 6.4% higher than the same prior a year ago ($316,036).

There were 2,126 homes sold in March compared to 1,980 last March or an increase of 7.4 %. New home sales were up over 11%; 198 new homes were sold compared to 178 the prior year.

There are still fewer homes on the market. In March, there were 10,826 resale homes for sale compared to 13,045 the prior year or a decrease of 17.0%. There was a slight increase in homes for sale in March compared to February January (+4.7%). For new homes, there were 1,063 for sale compared to 1,169 or a decrease of 9.1% compared to March last year. Even though builders are building more homes, buyers are buying them faster and the inventory continues to be tight.

The “months of supply” for resale homes was 5.3 months compared to 7.1 months last March and new home construction “months of supply” was 5.5 vs. 8.0 months. The availability of homes continues to be tight compared to the past several years.

The story continues to be fewer homes for sale with prices stabling and moving up.

Another report that I monitor is the Marketwatch Report published by Heartland MLS. This report provides quarterly information for each zip code as well as each county in the Metro area. In the just released report, the median sales price in Johnson County increased 9.6% in the first quarter compared to last year and the average price increased 5.3%. The number of homes for sale at the end of the quarter were down 21.7% compared to last year and the “Months Supply” was only 3.5 months.

The tight supply is often resulting in multiple offers for properties for sale and higher home prices.

The Homes Builders Association of Greater Kansas City will kick-off their Spring Parade on Saturday, April 20 through Sunday, May 5. Since 1962, home builders across the Metro treat us with the opportunity to see the latest in new home designs and innovation. Even if you are only a “little bit” interested, this is a great way to see what is happening in the exciting world of new home construction.

Over 300 homes will be featured this year and with new home sales demand picking up, the builders have many new models and plans to choose from. The new homes will be open from 11:00 to 6:00 daily.
